New Housing to Rise Near Coney Amphitheater

iStar, the company who built the new Amphitheater at the Coney Island Bordwalk isn’t finished building here yet. According to the Real Deal iStar has plans to build new housing near the new amphitheater.

“The 135-unit development will span nearly 107,000 square feet at 2002 Surf Avenue and include nearly 8,000 square feet of commercial space, according to permit applications filed with the city’s Department of Buildings
iStar leased the property from the city’s Economic Development Corporation last year, according to records, and the residential development will rise next to a new 5,000-seat amphitheater and waterfront restaurant that iStar is currently constructing at the landmarked Childs Restaurant site in Coney Island.

In addition to two ground-floor commercial units, the housing development will hold 18 apartments and an outdoor courtyard on the second floor. There will be 19 units on each of the third through sixth floors and 16 apartments on the seventh and eighth floors.

The ninth floor will hold nine apartments, plus a lounge and outdoor terrace, while there will be an outdoor roof deck perched atop of the building.”

What will this mean for the amusement district and the residents who already live in Coney Island?

  1. Just the beginning dude. They got a million square feet to build in that old Washington Baths lot. Will take some time. I would like to see some major retail go in along with the residential. The opportunity for year round shopping malls exist on Surf in addition to where Schron is building on Neptune. We have some really nice development momentum building in Coney. Let’s keep it going!

      The type of housing is not clearly stated. A non-profit organization?

      • Don’t know if it will be condos or rental but the land is zoned for high rise residential (market rate), I believe up to 30 stories. Also retail. This 9 level is just the first building. I heard Schron’s 40 story building on Neptune is likely to be all rental (I am hoping hipster target) and the 30 story building on Voorhies Ave will be 70% rental (Avalon Bay) and 30% condos (Muss). All these buildings are likely market rate.

        Luxury living in Southern Brooklyn. Love it! There is a development boom here with big players. Thor started, other developers followed. Just as I had hoped. Times Square by the Sea!

        • Also Rybak development has 3 luxury condos in the million dollar + average apt price going up in our area as well now. The Wave in Manhattan Beach, The Vue on Emmons in Sheepshead Bay and another one on Ocean Ave around Ave Z. Awesome!

    How do u apply for apt. The area is dangerous. There are mugging, shooting, etc . Building this apt what protection will you give the tenants? In the summer it area is busy. Traffic is impossible. So I don’t know how this apt. building will affect the neighborhood.

  4. The space should be used for “amusements and tourism” only! Housing does not belong in this precious space so close to the amusement area. I don’t trust Mayor De Blasio and his cronies to rent this space in a way that suits Coney Island. With all of the hard work over the last 10 years to bring back Coney Island as one of the best amusements parks in the Northeast this housing can be a disaster! CAUTION.

  5. Coney Island was zoned for much more than only outdoor amusements. It was zoned for residential, retail, restaurants, theaters and hotels as well. The goal is year round. You don’t get there with only outdoor amusements.

    The anchors of the New Amphitheater, MCU Park, Luna Park, the New Aquarium, and the coming Shopping Mall and 40 story tower will draw in even more diversified development interest.

  6. They should put a pool in Coney Island charge to get in not a city pool there are no pools like that in Brooklyn l woul b the first one there to buy a season pass I know it would do a great business
